CHALLENGES
The property backed to wooded land that consistently directed moisture and runoff toward the yard. The area remained damp and underutilized, making it unsuitable for gathering or relaxation. Without proper drainage intervention, water intrusion would have compromised any hardscape installation. The goal was to convert this “dead space” into a functional outdoor room while addressing ongoing moisture issues at their source.
THE PLAN
The project began with drainage correction to intercept and redirect water before it could reach the patio area. Grading adjustments were made to promote positive flow away from the new living space and toward appropriate discharge points.
Once stabilized, the patio was installed using Ledge Smooth XL 3-Piece Limestone Quarry Blue with a double border to provide structural integrity and clean visual framing. A sofa wall was constructed to define the perimeter and create enclosure, while a dedicated fire gathering area established a natural focal point within the newly reclaimed space.

Each element was positioned to feel integrated with the surrounding woodland while maintaining durability against moisture conditions.
THE RESULTS
What was once a damp, unusable section of yard is now a defined outdoor room designed for gathering and relaxation.
The drainage solutions installed beneath the surface allow the patio to remain stable and functional, even with surrounding forest runoff. The sofa wall provides both structure and comfort, while the fire gathering space anchors the design with warmth and purpose.
Once prepared, the saltwater fiberglass pool was carefully craned over the home and set into place, a moment that marked a major milestone in the build. The heated pool now serves as the centerpiece of the space, delivering comfort and extended seasonal use.
